The Director of Business Development will own Satokie's commercial growth engine, covering pipeline development, deal execution, strategic partnerships, and revenue outcomes across both Datacenter & Energy Development and Managed Services divisions.
You will take over an active pipeline and existing client relationships, build scalable processes and disciplined pipeline management, and grow a high-performing BD team. This hybrid role is based in Houston or Austin with up to 50% travel and is highly visible — central to elevating Satokie's commercial presence in datacenter and energy infrastructure markets.
What you'll do
- Develop and execute business development strategies that drive revenue, market expansion, and long-term growth across Datacenter & Energy Development and Managed Services.
- Own the full BD pipeline end to end, from lead generation through closed deals, with strong CRM discipline, stage-gated opportunity tracking, and accurate forecasting that supports executive decision-making.
- Build and maintain executive-level relationships with datacenter developers, facility owners, industrial clients, infrastructure investors, hyperscalers, hosting operators, and utilities to strengthen Satokie's market position and drive repeat business.
- Lead opportunity development: prospecting, solution positioning, proposal strategy, RFP responses, presentations, contract negotiations, and closing.
- Close commercial agreements across managed services, operations contracts, hosting agreements, co-development structures, and joint ventures.
- Partner with development, operations, and finance to ensure commercial commitments align with operational capacity, project timelines, and profitability targets.
- Monitor market conditions, customer needs, competitive activity, and emerging trends in datacenter development, cloud and AI compute, energy management, and industrial operations; translate insights into strategic recommendations.
- Represent Satokie at conferences, trade associations, client meetings, and industry events and collaborate on collateral, case studies, and go-to-market materials that support pipeline growth.
- Evaluate and cultivate strategic alliances, channel relationships, and partnership structures (co-development, JV, offtake, managed services) that accelerate pipeline growth.
- Build, manage, and scale the business development team, setting expectations, coaching talent, and driving accountability for pipeline and revenue targets.
What you bring
- Bachelor's degree in business, engineering, construction management, or related field; MBA or advanced degree preferred.
- 7+ years of progressive experience in business development, strategic sales, or commercial leadership roles in infrastructure, energy, datacenter, or technology sectors.
- Proven track record of originating and closing complex, multi-stakeholder commercial agreements and growing market share.
- Strong understanding of hosting economics, power procurement, infrastructure services pricing models, and large-scale facility project delivery.
- Excellent communication, negotiation, presentation, and relationship management skills, with the ability to influence executive-level decision-makers.
- Strong analytical and strategic planning skills, with financial acumen to assess market opportunities and support profitable growth decisions.
- High CRM proficiency, including building and enforcing workflows, pipeline reporting, and forecasting discipline across a sales organization.

- Experience selling or supporting solutions related to energy optimization, power infrastructure, or facility operations.
